    At all stages of her career Rosa-Maria’s practice has had a strong property litigation focus and since qualification she has practiced exclusively in that area.

    Rosa-Maria assists her clients with a range of property related issues including those which relate to agricultural tenancies, boundary disputes, residential and commercial property disputes (including service charges, other breach of lease and forfeiture), dilapidations, business lease renewal claims, right to light matters, housing disrepair, housing possession (both private and social); tenant’s right of first refusal procedures and high value enfranchisement claims.

    Rosa-Maria’s clients include house builders, the NHS, leaseholder owned freehold/management companies, high net worth private individuals, social landlords, commercial landlords with substantial portfolios (including shopping centres) and charities.

    Notable cases include Marine Court Freeholders v Freidman (2014) in which Rosa-Maria successfully defended a high value residential service charge challenge and Goldtrail Travel Ltd (in liquidation) v Aydin and others (2014); a complex commercial litigation matter which was successfully appealed in the Court of Appeal and which established important points of law relating to directors fiduciary duties to their company.
