Emma specialises in reviewing, drafting and negotiating agreements commonly required on construction projects such as building contracts (including letters of reliance and pre-construction services agreements), consultant appointments, framework agreements, collateral warranties / third party rights and bonds / parent company guarantees.

She has over nine years’ experience advising clients across various sectors including logistics, retail and hotels / hospitality, with a current focus on residential and office development (including office fit-outs).

Emma acts for a range of clients including developers, lenders (both banks and investment funds), contractors, consultants and tenants. This breadth of experience enables her to better understand the approaches of other parties to a transaction (and in turn, to better be able to assess the reasonableness of such approaches when acting for clients).

Relevant experience includes advising:

• A developer on a £50m conversion of a former office building to luxury apartments. Documentation had to be negotiated with a large number of parties (including various funders) on an expedited basis to ensure that works could commence as soon as possible and be completed in time for permitted development rights to apply to the scheme;
• An investment fund on the construction documentation associated with several high value (£70m+) mixed-use schemes; and
• A logistics client with the construction documentation associated with base build and fit-out works at warehouses they were taking leases of and in some cases, designing / constructing.
