Rachael specialises in real estate dispute management and resolution and leads our real estate dispute resolution team based in Manchester.

She has over 15 years’ experience advising clients across the full range of contentious property issues, with a focus on complex landlord and tenant disputes and development strategy. She acts for a wide range of key clients including institutional landlords, property funds and REITS, commercial developers, local authorities & government bodies and commercial tenants (both public and private sector).

Rachael provides pragmatic, commercial advice and support to clients on all aspects of property disputes, from initial strategic advice and risk assessment through to litigation and settlement.

Relevant experience includes advising:

• An institutional landlord in relation to litigation to secure possession of a £12 million development site pursuant to ground (f) of the Landlord and Tenant Act 1954.
• A Government department in connection with the possible repudiatory breach of an agreement for lease triggering potential damages in excess of £25 million.
• A high-end retail tenant on its exit strategy from loss-making premises subject to complex and restrictive contractual arrangements.
• Various retail landlords on the impact of and options to challenge numerous high profile retail CVAs.

Rachael is recognised as a Rising Star by the Legal 500, which described her as “exceptional”. She is ranked as an “Associate to Watch” by Chambers, which quotes clients as saying that she is "someone who is able to provide us with clear advice in a way that is understandable for the novice."

In addition to the above, Rachael is a member of the Property Litigation Association and regularly lectures on property litigation issues.
